Home Inspectors | Home Improvement

Last time you needed a home inspector, where did you find one? If you were like most other home buyers, you were recommended one by your realtor. This is just the nature of the business as nobody ?knows? a home inspector when the time homes to need one and with all the chaos of buying, selling, financing, and moving, it is just human nature to trust our Realtor for their reference.

The problem for Home Inspectors is that we are being paid by, and need to serve the client, not the Realtor. For some inspectors, this is a very difficult line to navigate. Inspectors who are brutally honest in reports can be seen a ?sale sinkers? to the Realtor community (who do talk among each other) and these inspectors are no longer recommended in the future. Inspectors who become too lenient in inspections, no longer serve the client properly and it is the client who suffers from buying a home without everything disclosed.

When you are looking for a Home Inspector, you need to find one who is mature enough in their business not to get caught up in worrying about what the Realtor will think. These are the long term inspectors who have earned a reputation for honest, quality reports and professional delivery of this information to clients. Unfortunately there is a dark cloud to this silver lining. Much like we all know there are some mechanics in town who will ?pass? a car inspection for the right amount of cash, there are many Home Inspectors who work with Realtors doing the same thing, except they are taking your cash (and often there is a kick-back to the Realtor for the referral, I?ll write more on this issue another time). Identifying these Home Inspectors can be difficult but you can always try to use the ?smell? test. If something in the whole process smells ?fishy?, simply call Solid State Inspections or another trusted company to do your inspection.

Last thought for the record, Solid State Inspections will never pay a realtor a kick-back for referring a client. Our Realtor network knows we serve the client first for a fair and good price and this is why they call us. The best Realtors know recommending an honest inspector is part of how they serve clients best too.
